The Costa Mesa City Council is scheduled to examine two proposed residential developments Tuesday night.

One is a 208-unit apartment complex that would replace the Rolling Homes mobile home park, 1973 Newport Blvd., and another business along Ford Road.

The nearly 3.8-acre mobile home park, which is behind the Sandpiper Motel, has about 55 homes. Approving it would require an amendment to the city's General Plan to change the site from a "general commercial" designation to high-density residential.

The apartment complex is designed to have four-story buildings, one- and two-bedroom floor plans and a five-level parking garage with about 400 spaces. City code requires 481 spaces, according to the council's report, so the project would be subject to a parking analysis and a permit to deviate from the parking requirement.

The main entrance would be from Ford Road, with a second exit from Newport Boulevard.

The project's Newport Beach-based applicant, Province Group, said it would build the complex to condominium specifications.

The second housing project is a townhome development at 643, 651 W. 17th St., and 1677 Superior Ave. The 1.52-acre parcel would have 29 homes designed to contain offices in a "live-work" fashion that's being promoted for the Westside.

The applicant is IntraCorp, a Newport Beach-based developer that is planning another live-work housing complex nearby at the former Anchor Trailer Port site off Newport Boulevard.

The project would fit within the 2006 council-approved plan to develop ownership housing and mixed-use development projects in the Westside, according to city staff.

IntraCorp's project — which will receive input from the council — still faces additional approvals, including the Planning Commission's, before construction begins.

The regular council meeting begins at 6 p.m. in the council chambers, 77 Fair Drive.
