Linda Isle mansion valued at $25 million

A $25-million Venetian Palazzo-inspired Newport Beach estate hits the market this week with at least one potential buyer interested in the property, according to the listing agent Monday.

The 8,000-square-foot, five-bedroom mansion at 43 Linda Isle is a rarity when it comes to Newport Harbor, said Jim Kline of Surterre Properties, which is managing the sale on behalf of the title holder, Orange County Investments.

“There are no other harbor properties available with these kinds of amenities,” he said. “It’s all about the location, the size of the dock and the bay frontage.”

The home is ideal for boat owners with its close proximity to the harbor’s main channel and turning basin. The dock itself is larger than average with enough space for a 130-foot yacht and a smaller vessel at the same time.

“There are only five other homes in the harbor that can accommodate a boat of that size,” Kline said.

While the expanse of bayfront space is one selling point, luxurious details like travertine marble and Venetian plaster in the home’s interior create an amenities list several pages long.

The master bedroom, situated in a private upstairs wing overlooking the harbor, features a stone fireplace, sitting room with a wet bar, foyer with a coffee bar and walnut flooring.

Attached to the master suite are his-and-her bath suites with a Jacuzzi, granite sit-in steam shower, walk-in closets and dressing rooms.

The home is also ideal for entertaining. It has a large, open-format kitchen with an attached secondary prep kitchen, butler’s pantry and service entrance, Kline said.

Both kitchens have professional-grade appliances, marble slab countertops, marble backsplashes with mosaic work and glass door cabinetry.

Other features of the home include formal living and dining salons, a bar with seating for eight, climate-controlled wine storage room, laundry room, executive study, a three-car garage and eight-and-a-half bathrooms.

The early-1970s home’s interior was completely remodeled in 2007, increasing the initial home value from about $15 million to $25 million, Kline said.

Kline said that the property owners wished to remain anonymous, other past Linda Isle residents include Donald Bren, George Argyros, Peter Rothschild, Shirlee Guggenheim, Gary Primm and Joseph Wambaugh.

The property will be formally up for sale and posted to real estate listings by Wednesday, Kline said.
