Records: Rape suspect being evicted from home

A former Laguna Beach businessman and accused rapist faces a civil court trial for back rent on his Laguna Niguel home.

Saeid Boustanabadi Maralan, 54, who is facing multiple sexual assault charges, is currently being evicted from his $4 million family home, according to court records.

Maralan formerly worked at Sirous & Sons Rug Gallery at 222 Ocean Ave. Although locals knew him as the owner, he said he was the manager, police said.

Isaac Zfaty of Zfaty Burns said his client, landlord Vladimir Feingold, is suing Maralan for $30,000 in rent that has not been paid.

According to court records, Maralan agreed on June 10, 2011, to pay $10,000 a month for 12 months. His last month would be free, documents showed, and he would leave on July 10, 2012.

The last time Maralan paid rent on time was February 2012, Zfaty said. Maralan was served a three-day notice to pay rent or quit — leave the property — on May 12, 2012, according to documents.

The home in Laguna Niguel is located at 31732 Isle Vista in guard-gated Monarch Point. According to Zillow, the home was for sale in March 2011 for $4.375 million and taken off the market in July. A RE/MAX Fine Homes video describes it as being on nearly an acre with marble flooring, a gourmet kitchen and 280 degree views of the ocean and hillsides.

Zfaty said his client had originally intended to sell the home but that Maralan approached him regarding renting the property and he was ultimately convinced due to a difficult housing market. Maralan told Feingold he might be interested in purchasing the property after six months, Zfaty said.

According to court records, Maralan stated in his application that the rug store yielded him an income of $500,000 a year. According to his application, his family had moved from 2282 Oceanbreeze Way in Laguna Niguel. According to Zillow, the home is on a 16,647-square-foot lot and offers views of the Pacific Ocean.

A civil court trial is scheduled for Aug. 27. Zfaty said he’s optimistic about a settlement and said they were “pretty close to getting it resolved at this point.”

Maralan pleaded not guilty in October 2011 to charges that include rape, sexual penetration of a foreign object, attempted forcible rape and sexual battery. His victim count is currently at 11 and many of the alleged accounts occurred in the Laguna Beach rug store, which closed at the end of last year.

A preliminary hearing for his criminal charges is scheduled for Sept. 28.
